Virtual Staging
How Much Does Virtual Staging Cost in 2026?
Compare 2026 virtual staging prices, AI billing models, listing budgets and extra fees—with verified sources and clear PicchuSpot cost examples.
In the current 2026 provider sample below, managed virtual staging ranges from US$16 per image at Styldod for orders of eight or more, to US$19 per image at PicchuSpot, to $35 per photo at Stuccco on a pay-as-you-go basis. Self-service AI tools can show lower nominal image costs, but they often use credits, monthly allowances, prepaid bundles, or annual billing. These are current named offers, not a national market average.
For PicchuSpot, five eligible Virtual Staging images work out to US$90.25 after the published 5% volume discount, assuming no Welcome Offer and no add-ons. Ten images calculate to US$171, and twenty to US$323. The full calculation is shown below.
The important comparison is not just the lowest advertised number. It is the amount you actually have to spend for the images you need, what the service includes, and who handles the staging, review, and revisions.
Current virtual staging pricing examples
Virtual staging adds digital furniture and decor to a property photo. Some providers sell a managed editing service; others provide self-service AI tools, credits, or subscription access. Those products can all produce staged images, but their billing and workflow are different.
The sample below uses official provider pricing checked on September 13, 2026. US$ identifies an explicitly stated US-dollar price. No currency conversion, quality ranking, or market-average claim is implied.
| Provider and workflow | Advertised price | What the price means |
|---|---|---|
| PicchuSpot: professional service | US$19 per image | Pay per image, with volume discounts on eligible orders. Optional editing is priced separately. |
| Styldod: professional service | US$23 each below 8 images; US$16 each at 8+ | The lower rate starts with an eight-image order, or US$128 before optional extras. |
| Stuccco: designer service | $35 per photo, pay as you go | Lower per-photo rates require prepaid bundles, so compare the required commitment as well as the unit price. |
| PhotoUp: self-service AI | From 3 credits per image; $1.50 per on-demand credit | Three credits equal $4.50 in consumed credits, but that is not necessarily the minimum amount you must purchase. |
| Apply Design: DIY or one-click software | DIY: 1 coin per 2D image; one-click: 1.5 coins | Coins are cheaper at larger purchase tiers. The lowest advertised coin tier requires a larger upfront purchase. |
| Virtual Staging AI: self-service subscription | Basic: $16/month equivalent, billed $192 yearly | The plan includes six photo uploads per month. The annual commitment matters if you only need occasional staging. |
There are also hybrid offers. VirtualStaging.ai — a different product from virtualstagingai.app — advertises AI-assisted, designer-reviewed packages at $99 for up to 10 photos and $149 for up to 20. A managed AI package, a DIY editor, and a conventional staging service should be compared by scope rather than grouped together because they all deliver staged images.
If you are comparing providers, look at four things together: required payment, number of final images, revision terms, and the amount of work you must manage yourself.
Cost per image versus cost per listing
Start by counting finished photos, not rooms. If you want two staged angles of the same living room, those are usually two deliverables unless the provider defines its package differently.
For a straightforward per-image service, a useful budgeting formula is:
Listing amount = eligible staging subtotal after discounts + selected add-ons.
PicchuSpot currently publishes automatic volume discounts of 5% for 5–9 eligible units, 10% for 10–19, and 15% for 20–49. Orders of 50 or more require a custom quote. Add-ons are priced separately. See PicchuSpot's current pricing and service details.
| Staged images | Base multiplication at US$19 | Volume discount | Modeled staging amount |
|---|---|---|---|
| 1 | $19.00 | 0% | $19.00 |
| 5 | $95.00 | 5% | $90.25 |
| 10 | $190.00 | 10% | $171.00 |
| 20 | $380.00 | 15% | $323.00 |
These are budgeting examples, not individual checkout quotes. They assume every image is eligible for the base Virtual Staging service, no Welcome Offer is applied, and no add-ons are selected.
AI subscriptions need a different calculation. A monthly-equivalent price is not the same as the amount charged today. If a plan is billed annually, keep the full annual payment visible in your comparison. If a tool uses credits, separate credits consumed per final image from the minimum credit purchase required.
That distinction matters most for small listings. A low unit rate can still be poor value if you have to buy far more credits or months of access than you expect to use.
What can increase virtual staging cost?
Removing furniture before adding new furniture
An empty, usable room and an occupied room that first needs decluttering or furniture removal are different briefs. Before ordering, check whether removal is included in the staging price, charged separately, or reviewed case by case.
PicchuSpot currently lists Item Removal & Virtual Cleaning at US$5 per image and Image Enhancement at US$1.20 per image. For example, adding removal to two photos would add US$10 to the five-image staging example above, taking the modeled total from US$90.25 to US$100.25 under the same assumptions.
If the requested changes involve flooring, fixtures, walls, kitchen design, or other proposed alterations, that is closer to virtual renovation than simple furnishing. It should be scoped separately.
Faster delivery and changes after the brief
Rush delivery can add cost because it buys scheduling priority. Styldod, for example, advertises an additional US$6 per image for 24-hour delivery and US$12 per image for 12-hour delivery. Check whether your listing deadline also leaves enough time to review the first delivery.
Revision policies matter just as much as turnaround. A correction within the original brief is different from changing the entire furniture style, supplying a new source image, or asking for a different design direction. Compare the revision window and scope before choosing a provider.
Difficult inputs and custom requirements
Mirrors, unusual room geometry, connected spaces, important objects that must remain untouched, or several matching camera angles can require more careful production.
Before ordering, flag anything that could affect the brief:
- elements that must stay unchanged;
- multiple views that should remain visually consistent;
- commercial rather than residential use;
- reference furniture or a specific design direction;
- unusual source resolution or file requirements.
Do not assume every provider charges extra for complexity, but do not assume a starting price covers every custom request either.
AI virtual staging versus professional virtual staging: what are you paying for?
Self-service AI can be a sensible option when the source photos are straightforward, the styling requirements are flexible, and you are comfortable reviewing the output yourself. A DIY editor can also work well when you want direct control over furniture selection and placement.
A managed service can make more sense when you have a client brief, several views that should feel consistent, difficult source images, or a fixed listing deadline with a revision process. In that case, part of the price pays for production and review work rather than image generation alone.
Whatever workflow you choose, judge a sample against the original photograph:
- Are doors, windows, permanent fixtures, and room boundaries preserved?
- Does the furniture fit the apparent scale of the room?
- Do shadows, reflections, and contact points look believable?
- Do multiple angles present a consistent design?
- Can you request a precise correction and receive it before your deadline?
The lowest nominal price is useful only if the result is usable. There is no defensible universal price point at which realism or consistency suddenly becomes reliable.
For internal budgeting, a more useful metric is often cash spent ÷ images you actually approve for publication. Keep review time separate rather than hiding it inside a misleading per-image figure.
Virtual staging versus physical staging cost
Physical staging furnishes the actual property for photography and showings. Virtual staging creates marketing images of a furnished room. They solve overlapping but different problems.
The National Association of REALTORS® reported in its 2025 Profile of Home Staging that the median amount spent when using a staging service was US$1,500, while the median for agent-handled staging was US$500. Those figures describe reported staging spend broadly; they are not a national quote for furnishing a vacant house. NAR report, page 15.
When comparing a real physical-staging proposal, look at:
- rooms covered;
- design or consultation;
- transport and installation;
- furniture-rental term;
- renewal charges;
- removal.
RESA's guidance on staging payments also highlights why the initial rental term and renewal provisions matter. RESA staging-payment guide.
Physical staging remains useful when buyers need to experience a furnished layout during a showing, or when a model home is part of a longer sales program. Virtual images cannot replace that in-person experience.
For that reason, avoid claims such as “virtual staging is 95% cheaper” unless two genuinely comparable scopes are being measured. A small digital image order and a furniture rental-and-installation contract are not the same product.
How many photos should you virtually stage?
Stage images that answer a buyer's question.
A living room may need furniture to explain the seating layout. A bedroom may benefit from scale and intended use. An open-plan area may need help showing where dining and living zones could sit.
As a practical starting point, consider:
- the main living area;
- the primary bedroom;
- one additional room whose use or scale is difficult to understand.
Add a second angle only when it explains something the first image does not. This is a planning suggestion, not a research-backed minimum.
Skip repetitive views and rooms that already present clearly. A strong kitchen or bathroom photo may need image enhancement rather than virtual furniture. For photographers, it is usually better to agree on the staged-photo count with the agent before quoting the package.
Is professional virtual staging worth the cost?
The useful question is whether the service solves a specific presentation or production problem within the listing budget.
- Real estate agents: prioritize empty or confusing spaces and leave enough time for corrections before the listing goes live.
- Real estate photographers: include briefing, review, client feedback, and delivery work when deciding how to price staging as an add-on.
- Property marketers: compare consistency across the campaign, usage requirements, and the ability to manage revisions.
- Investors and developers: distinguish furnishing an existing room from showing proposed renovation or construction.
- Homeowners: compare the actual cost of a small managed order with the minimum commitment of a self-service tool.
NAR's 2025 survey found that 83% of buyers' agents said staging made it easier for a buyer to visualize the property as a future home. That finding applies to home staging broadly, not specifically to virtual staging. NAR report, page 8.
Treat staging as a marketing expense, not as a guaranteed return. The available evidence does not justify promising a specific sale-price increase or reduction in days on market from virtual staging.
PicchuSpot's virtual staging service
PicchuSpot's current US base price is US$19 per image. The service includes a choice of nine interior styles, a standard delivery estimate of 24–48 hours, and a managed review workflow. Optional services such as item removal, image enhancement, day-to-dusk editing, and other adjustments can be added when needed.
Included revisions are governed by PicchuSpot's current revision policy and remain within the original brief, design direction, and source materials.
If you want a managed service rather than a DIY staging tool, you can review PicchuSpot's professional virtual staging service, examples, and current pricing.
Before ordering, send the original photo, identify the room, choose or reference a preferred style, and note anything that must remain unchanged.
Frequently asked questions
Is virtual staging charged per photo or per house?
Both models exist. Per-image services charge for selected finished photos. Listing packages include a defined number of images or credits. Check whether extra camera angles and alternative designs count as separate deliverables.
Can I virtually stage a home for free?
Some providers offer trials or introductory credits. They can be useful for testing the workflow, but check download resolution, watermarks, commercial-use terms, and what happens after the free allowance ends. A free preview should not automatically be treated as a listing-ready final image.
Are revisions included?
It depends on the provider and product. Managed services may include corrections within an agreed brief, while AI tools can use regenerations, credits, or time-limited edit windows. Read the current revision terms before ordering.
How quickly can I get virtually staged photos?
Automated tools can generate an initial result quickly, while a managed service may include review before delivery. For a fixed listing date, check both the first-delivery estimate and the time available for corrections.
PicchuSpot's standard estimate is currently 24–48 hours once the required files and instructions are ready.
Can I use virtually staged photos in a real estate listing?
Check the rules that apply to your MLS, brokerage, and jurisdiction. NAR's consumer guidance recommends disclosing material photo enhancements and following applicable MLS requirements. Keep the original photos available and identify virtual alterations clearly. NAR consumer guide.
Methodology
Prices in this article were checked on September 13, 2026, using official provider pricing, service, and help pages. This is a selected sample of advertised offers, not a statistical estimate of the entire virtual-staging market. We did not purchase test orders or conduct a controlled output-quality comparison.
US$ is used where the provider explicitly identified a US-dollar price. Other dollar signs reproduce the provider's displayed amount. No exchange-rate conversions were made.
Subscription equivalents are kept separate from annual payments, and credit consumption is kept separate from minimum purchase amounts wherever that distinction could materially change the comparison.
Provider prices, eligibility, discounts, taxes, turnaround times, and terms can change. Check the current offer before purchasing.
